Signs it's Time to Replace Your Roof

We often get the question, "When do I need to replace my roof?" from many of our San Antonio customers. Although every roof and homeowner is different, we decided to put together a quick checklist on the serious signs that might indicate it's time to replace your roof rather than repairing it.

Roof Shingles Have Cracks

In addition to bringing down property value, cracks in shingles are expensive and difficult to repair. Once cracks start happening in your roof shingles, there is an increased chance of leaks occurring.

Roof Shingles Are Cupping or Curled

While this can be visible, you may not even notice without seeking it out. Roof shingles curling or cupping are very common signs of age, improper installation, poor ventilation, and more.

Roof Granules Are Missing

Granules are your roof's protection from the elements. Missing granules or bald spots on your roof means that your roof may be more susceptible to harsh rains, wind, and any severe weather. If you're seeing a lot of granules missing after a harsh storm, it's essential to consider a roofing replacement.

Roof Is More Than 20 years old or hasn't had proper ventilation over the years. 

Most roofs can outlast 20 years when adequately ventilated and without being accompanied by other tell-tale signs on this checklist. 

If your roof is more than twenty years old and hasn't had efficient intake and exhaust ventilation, then your roof or attic may have been damaged during colder months from condensation not being appropriately managed. Also, older roofs have decreased durability as time goes on, so a roofing replacement can help with home energy savings, better home heating and cooling, as well as less worry about a potential leaking hazard in case of a bad storm. 

Moss is growing in some areas that aren't often exposed to sunlight. 

Humid and moist environments that lack direct sunlight are a perfect breeding ground (or shall we say roof?) for moss. Moss damages roof shingles and causes roof properties to deteriorate faster. A little moss isn't a huge deal, but over time it will cause an issue if you start seeing shingles become raised due to the buildup.
